Every recessed light, ceiling fan box, plumbing pipe, wiring hole, and interior wall top is a small open window between your cooled rooms and your 130° attic. Individually they're tiny; together, a typical Broward home's ceiling leaks like a fully open window. Cooled air rises out through them all day, and attic heat pushes down through the same paths. Blown-in insulation slows heat moving through material — but it does not stop air moving through holes. That's what sealing is for.

It's also why we treat sealing as part of installation rather than a separate line item: doing it later means digging through fresh insulation to reach the ceiling, which nobody ever actually does. What is attic air sealing?
Closing the gaps between your living space and the attic — around recessed lights, ceiling fans, plumbing pipes, wiring holes, and the tops of interior walls — with caulk and foam before insulation goes in. It stops conditioned air from leaking up and attic heat from leaking down.
Why does air sealing come before insulation?
Insulation slows heat moving through materials, but it doesn't stop air moving through holes. Sealing first means the insulation you add performs at its rated level — and sealing after is impossible without digging through the new material.
Is air sealing included in your insulation quote?
It's a separate add-on. A standard top-up adds insulation over what's already there, so sealing isn't part of it. On bare attics and after removal, when the gaps are exposed, we recommend it and price it separately on your quote.
How much difference does it make?
ENERGY STAR's ~15% heating-and-cooling savings estimate is for sealing plus insulating — the two together. A well-insulated attic that still leaks air underperforms, especially in homes with a lot of recessed lighting.
